Who will be managing my property?You’ll have one dedicated property manager throughout the whole management process. No handovers or getting passed around.

What areas do you cover?We specialise in managing residential properties in the suburbs of Riccarton, Addington, Upper Riccarton, Burnside, Avonhead, Ilam, Halswell, Wigram, and Aidanfield in Christchurch. Based in Rolleston, we also cover most places in Selwyn such as Rolleston, Lincoln, West Melton and Prebbleton. Focusing on these areas allows us to offer efficient, personalised service with strong local knowledge.

What’s included in your management service?Everything from advertising and tenant screening to 24/7 emergency support for tenants, rent collection, inspections, maintenance, and compliance.

How much do you charge?We offer tailored packages to suit your needs. Whether you want full management or just help finding ideal tenants, we’ll work around what makes sense for you. Our starting rate is 9% on rent collected and invoice billed. Book a free consultation to get a better idea of which package suits you best.

How do I switch to Vertex?Once you’ve signed a management agreement with us, we’ll take care of the rest. We can contact your current property manager and handle the paperwork. We’ll check that rent is up to date, the bond is lodged, and your tenant(s) know what to expect. We’ll meet your tenant(s) early on (usually when we do the property condition check) to explain how we do things. You’ll receive a full property condition report with photos.

Can I use my own tradespeople?Absolutely. You’re welcome to use your preferred contractors or we can handle all repairs and maintenance for you using our trusted network.

How often are inspections done?We carry out inspections every 3, 4, or 6 months depending on your insurance requirements. You’ll get a detailed report with photos, and we’ll flag and follow up on any maintenance needed. We always check things like leaks, lighting, exterior condition and able to test smoke alarms at least every six months.

How do you find good tenants?Along with strategic marketing and thorough tenant screening, we also tap into our tenant database and get referrals from tenants we already know and trust. Many of our best tenants come from word of mouth, recommended by those already renting through us.

Do you handle casual lettings?Yes, we offer both casual letting and full property management services. You choose what suits you best.

What happens if a tenant doesn’t pay rent?We reconcile rent daily, so nothing slips through the cracks. Any arrears are followed up promptly and at the moment, we’re proud to say we have zero rent arrears.
