Cold weather, extra moisture, and less daylight can all lead to issues that upset tenants and damage your investment if not addressed promptly.


Here are five winter maintenance tips every Christchurch landlord should be aware of:


1. Check for Damp and Mould

With colder months come condensation, which can lead to dampness and mould if not properly managed. Tenants may not always notice or report issues early.


Tip: During the routine inspection, inspect wardrobes, window sills, ceilings, and behind furniture for early signs of mould. Make sure extractor fans in kitchens and bathrooms are working well. Consider installing a dehumidifier or ventilation system if it’s a recurring problem. Remind the tenants to open the windows every day to ventilate the house. To clean the mould off, tenants can use an suitable cleaning agent with a microfibre cloth (as per the product instructions).


2. Inspect the Roof and Gutters

Christchurch winters often bring rain and even the odd hailstorm. A leaking roof or blocked gutters can quickly lead to internal damage.


Tip: Get the roof checked for cracked tiles or loose flashings. Clean out gutters and downpipes to ensure water flows away from the property properly.


3. Service the Heat Source

Tip: Book a heat pump or fireplace service before winter hits. It not only ensures the heating works efficiently but also extends the lifespan of the unit.


4. Seal Draughts and Insulate

Tip: Install draught stoppers on external doors. Make sure insulation in the ceiling and underfloor (where applicable) still meets the Healthy Homes Standards.


5. Test Smoke Alarms and Exterior Lighting

Shorter daylight hours mean tenants will rely more on lighting and smoke alarms become even more important with heaters and electric blankets running.


Tip: Test all smoke alarms and replace batteries if needed.


Keeping on top of winter maintenance is a key part of caring for your investment and providing a warm, safe home for tenants.
